Developers Proposing 35-Unit Subdivision Off Frederick Road

The residential development is proposed at a wooded site about a mile from Main Street.


Developers are proposing to build a 35-unit attached townhouse subdivision just off Frederick Road about a mile from Ellicott City's Main Street.

The plans, submitted by Roberts Real Estate Development, call for 35 single-family homes on a 10.9-acre wooded lot that would involve building a new public road and shifting a small stream.

The townhouses would sit on lots about 2,000 to 3,500 square feet in size, according to plans submitted to the Department of Planning and Zoning.

The plan, called Tiber Woods, is in the early stages of the approval process and needs to go through a preliminary sketch plan, final plan, and site development plan before construction can begin.

The plan is less ambitious than a 2007 plan to place upwards of 50 units of age-restricted housing on the site, according to David Boellmer, the DPZ employee reviewing the plan.

If approved, the development would be open to residents of all ages.

A diagram of the plan shows the relocation of a stream that runs along Frederick Road. The stream is causing the edge of Frederick Road to deteriorate, said Boellmer.

Brian Roberts, the developer listed on the plans, did not immediately respond to a request for comment on Tuesday.

The location of the lot is on Frederick Road near the Dunloggin Road intersection. The property is zoned R-SC, which allows single-family attached dwelling units as a matter of right.
