Developer of Frederick Road Townhouses Details Project

The developer said the townhouses will be high-end, mostly brick units.


The developer of a planned 35 townhouses situated on Frederick Road about a mile up from Ellicott City's Main Street said the project will meet stormwater requirements, include open space and is less dense than a previous project pitched for the area.

"They're going to be mostly brick, high-end townhouses," said Brian Roberts, of Roberts Real Estate Developement, who emphasized it's not a large development. "[Residents] freak out when something massive is going to be built."

Patch detailed the plan for the 11-acre wooded lot on Tuesday. The plan, called Tiber Woods, drew concerns from commenters on Patch who said there's already too much development in the area.

"Why don't we just pave all of Howard County and be done with it?" wrote J.W. Huey.

"I think the correct name should be 'Tiber Woods No Left'," wrote Peter Edelen.

Roberts said the project is a by-right project, meaning the zoning of the property, R-SC, allows single-family attached townhouses as a right.

He said the previous plan pitched for the lot was for 55 units that would have been larger than the Tiber Woods plan.

Roberts Real Estate plans to make improvements to the road bed, move the stream so it stops deteriorating the road, and build a large stormwater pond on the back of the property capable of managing outflows of a 100-year storm, said Roberts.

"We are meeting and exceeding all laws in regards to stormwater management," said Roberts.

He said the properties would be listed in the $400,000 range. Maps provided by Roberts Real Estate shows seven acres of open space along the stream that borders Frederick Road and around the proposed stormwater management pond on the east side of the lot.

"Within two years we hope to be through the county approval process and start construction," said Roberts. Once construction begins, he said the project could be built in less than a year.
